About me, as the land on which I will build my future main residence already belonged to me, I just had to find the financing for the construction work.

On the other hand, for people who are still going to acquire land, do not forget to take into account its purchase cost in the budget. Like any application for a mortgage in a bank, the first thing to do is to determine your personal contribution, because the larger it is, the more chances there are of being granted your loan.

The ideal scenario would be to be the holder of a Housing Savings Plan or PEL which will allow you to benefit from a preferential credit rate, with the financial institution. For my part, in prevention of the construction of my house, I already subscribed to a PEL six years ago. Combined with the remuneration of my Livret A, as well as the Zero Rate + Loan granted to me by the French State, I easily obtained my mortgage.

Choosing the client

But the budget for the construction of a detached house will depend above all on the client who will take charge of all or part of the work. And in recent years, the big trend has been towards self-construction, especially for future owners on a budget.

A delicate and difficult undertaking that presents certain risks especially for those who know nothing about DIY and construction.

What is more, to ensure the progress and completion of the work, you must also devote a lot of your time to it. Only then, as this was not my case, I decided to call on an architect. For a fee that will be determined according to the scope and complexity of the real estate construction project, this professional will take care of both the development of the plan of the house, the determination of the cost of construction, but also of the coordination and delivery of the works.

Otherwise, an alternative exists which consists in addressing a constructor.

The administrative formalities

The advantage of working with a builder or an architect is to exempt you from the restrictive administrative procedures, since it is this professional who is responsible for filing a building permit application with the town hall of your municipality.

However, if your building area does not exceed 20 square meters, you will be exempted from this building permit. A simple prior declaration will suffice. Anyway, to be fixed if the sesame is granted to you or not, count a period of instruction of a maximum of two months to three months, from the date of deposit of your file. The town hall will also issue you a receipt to confirm receipt of your request.
