Servicing is a sine qua non condition for the land to be able to accommodate construction. Depending on the nature and location of it, the costs generated by the work may be higher or lower.
Unserviced land is land that is not connected to the gas, water, telephone, electricity or sanitation networks. The reality is that today with the land crisis, there are more and more unserviced lands that are offered for sale on the market. Of course, they are cheaper to buy. However, the servicing work will quickly make up for the savings made, especially if the land in question is located at a significant distance from public facilities. It is therefore essential to have an idea of the real cost of such a project to know if the acquisition is interesting. The problem is that it is not possible to know this price without a very precise evaluation because different factors vary the cost of servicing.
The expenses related to a servicing vary from one land to another. Several criteria will come into play to define the prices of the works. The first concerns the distance between the land in question and the various networks to which it will have to be connected. If these are nearby, the cost will be reduced. Otherwise, it can be multiplied by 4 or even 5. The existence of pipes, the geological nature of the land, the distance between the construction and the property line are other factors to be taken into consideration.
Before buying and starting the site, it will be necessary to determine whether the land is actually constructible. Consult the Local Urban Plan to obtain this information. When constructability is proven, the next step is to ask the town hall for the town planning certificate which presents all the steps to be taken to make the land viable. It indicates in particular the location of public facilities available near the construction site as well as the taxes you will have to pay.
The cheapest connection is the one dedicated to gas. If the network is less than 30 m from the ground, a budget of 400 to 1000 euros must be provided for the work. If the distance is greater, the increase will be 100 euros/m dug.
For the land to have access to electricity, you will have to pay up to 1000 euros if the distance between the public networks and the electricity meter is less than 30 meters. Beyond that, the extension will cost you 200 euros/m.
The connection to the water network for its part costs 1500 euros provided that the land is not far more than 10 meters from the public network. An increase of 45 euros/m is to be expected otherwise.
Finally, for sanitation, the cost of the mains drainage connection ranges from 3,000 to 10,000 euros. If it is not possible to connect to the public network, the installation of a septic tank or a micro treatment plant will be necessary.
